If you own property in Spain but live abroad, you usually need to submit the Modelo 210. One of the most common difficulties for beginners is finding the cadastral reference number (referencia catastral) and the cadastral value (valor catastral) of the property.

This guide explains what they are, why you need them, and where to find them step-by-step.

1. What Is the Cadastral Reference Number?

The cadastral reference number (referencia catastral) is a unique 20-character code assigned to every property in Spain.

Example format: 1234567VK4713S0001AB

This code identifies your property in the Spanish property registry system managed by the Dirección General del Catastro.

You must include this number when filling out Modelo 210.

2. What Is the Cadastral Value?

The cadastral value (valor catastral) is the official property value assigned by the government for tax purposes.

It is not the market value.

The cadastral value is used to calculate the imputed income tax for non-resident property owners in Modelo 210.

Typical characteristics:

  • Usually much lower than market price

  • Set by the government

  • Used for taxes like IBI and Modelo 210

Ways to Find the Cadastral Number and Value

There are four common places where beginners can find this information.

1. On Your IBI Property Tax Bill (Easiest Method)

Your IBI bill (Impuesto sobre Bienes Inmuebles) is the easiest place.

Look for:

  • Referencia Catastral

  • Valor Catastral

IBI bills are issued by your local city hall (Ayuntamiento).

Example structure on the bill:

  • Referencia catastral

  • Valor catastral del suelo (land value)

  • Valor catastral de la construcción (building value)

The total cadastral value is the sum of those two.

2. On the Property Deed (Escritura)

The property deed (escritura pública) also contains the cadastral reference.

Look for a section that mentions:

“Referencia catastral”

However, the cadastral value is usually NOT listed there, only the reference.

Property deeds are signed before a notary (notario).

3. On the Official Cadastre Website

You can search the official cadastre database online through the
Dirección General del Catastro.

Steps:

  1. Go to the cadastre website

  2. Click “Consulta de datos catastrales”

  3. Search by:

    • address

    • cadastral reference

  4. Open the property record.

You will see:

  • cadastral reference

  • cadastral value

  • land value

  • construction value

  • property description

Some detailed information may require digital identification.

4. On Previous Tax Declarations

If you previously filed:

  • Modelo 210

  • IBI payments

  • Spanish property tax returns

the cadastral number may already appear there.

When filling the form, you will typically enter:

Property information

  • Percentage of ownership

Tax calculation

The tax base is calculated using:

Cadastral value × 1.1% or 2%

Which percentage applies depends on whether the cadastral value has been updated since 1994.
